Effective space planning is the foundation of a productive office. A well-planned layout maximises the use of your floor plate, ensures compliance with building regulations, and creates an environment where people can do their best work.

Understanding Your Floor Plate

Start by obtaining accurate floor plans of your space. Measure the usable area, noting the positions of columns, services risers, fire exits, and structural walls. The usable area is typically 75-85% of the gross floor area once cores, columns, and circulation are deducted.

Desk Density

Modern office standards recommend 6-8 square metres per workstation for a comfortable working environment. High-density environments like call centres might work at 5-6 sqm per person, while executive floors might be 10-15 sqm per person. UK building regulations require a minimum of 11 cubic metres per person in an office environment.

Circulation and Escape Routes

Primary circulation routes should be at least 1200mm wide, with secondary routes at 900mm minimum. Ensure clear routes to all fire exits, with travel distances not exceeding 18m in a single-direction escape or 45m where alternative routes exist.

Modern offices typically include several distinct zones: focused work areas with bench or individual desking, collaborative zones with meeting tables and soft seating, quiet zones for concentrated work, social zones for informal interaction, and support areas including storage and print stations.
